What is Buyer's Representation?


Did you know that if you purchase a home through an Open House or call on the sign in front of the home that you are dealing with the agent of the seller? By state law, that agent owes a fiduciary responsibility to the seller to represent the seller's best interests in the negotiating of any offer. The goal of the Seller is obviously to sell the home at the highest possible price. The goal of a buyer is to buy a home at the lowest possible price with the most favorable terms.

Hiring me as your Buyer’s Representative is easy, but it does require a commitment. Best of all, these services are free to you as the home buyer. These services are generally paid by the home’s seller at the close of escrow through the mutual cooperation of sales commission rates between the listing broker and a buyer's agent--costing you nothing.

Services for Home Buyers

Home Buying Checkup – A 30 minute meeting where we discuss your needs, wants, and desires. You will appreciate this personal approach where we will sit down with you and discuss exactly what you are looking for in a home. Typically, I will then show you a selection of homes that I think are close to what you are looking for, just to confirm that I understand your needs.

Help with the Loan Process-- We work together to determine your financial ability to buy. I will offer information regarding financing to help you make an informed choice. I will explain the loan process and help you arrange for a pre-approved loan so that you can know loan fees, costs, and payments in advance. You will know exactly how much you can spend for a home and you can purchase with confidence.

I will research all properties that suit your needsall of our company’s listings, every listing of every other broker in our multiple listing service, and homes for sale by owners.

I can preview properties in advance -- so that your time is well spent in just viewing the most  qualified properties. I will make showing appointments and will consolidate showings into short manageable tours.

I will write a beneficial and safe contract-- I will present your offer and negotiate the best price and terms for you. I will open escrow and manage all of the details through the closing.
